After 30 years of working with books in both library and retail settings, I decided to turn my research and sales abilities to real estate. I secured a job at the reception desk at Coastline Realty, Inc. (Coastline Realty) during COVID-19, as the bookstore I had been running in downtown Lake Worth Beach was shut down due to financial hardship. I was fascinated by the business! Hearing the agents talking about their trials and triumphs piqued my interest. I love a challenge, and this looked to be right up my alley! I took the real estate course and passed the state exam in 27 minutes with a score of 97%. I have worked tirelessly to build my business. I have devoted hundreds of hours to learn real estate marketing, how to interpret real estate trends, and best practices from seasoned agents. Barely six months after receiving my license, I was diagnosed with early stage 4 cancer. I was unable to work for almost nine months while I underwent treatment. I put the time to good use. Rather than feeling sorry for myself, I used the research tools I honed while working in the library to delve into real estate. My innate curiosity has enabled me to have, as my broker says, “an almost encyclopedic knowledge base across a multitude of subjects.” My drive to succeed has pushed me to become an expert in my field. At Coastline Realty, we understand the goals of sellers: best price, shortest time on the market, and least hassle. Coupled with our understanding of seller goals, our Greater Know How is demonstrated in four key areas:
* We manage the buyer experience (listing agents can be present for all showings - we know the property so we can personalize the sales pitch and present the property in its best light). Small things can make a big difference - having all the lights on creates a sense of openness and space.
* We are present at inspections to evaluate minor issues vs major concerns and receive a summary to prepare for any concerns the buyer may have. We put together quotes for repairs so we can negotiate effectively with the buyer to keep your expenses to a minimum. Our knowledge of construction helps us to evaluate buyer demands (this is also a good time to get a “read” on the buyer's motivation).
* Negotiation skills in both the offer phase and post-inspection phase are essential. We understand how buyers think and can advise you on the best course of action. Many of our sellers bought homes that were our listings. Later on, they wanted us on their side when selling due to their experience of negotiating with us on the buyer's side.
* Smooth transactions are what we strive for. We are able to anticipate many hiccups and resolve them before they become a larger issue. This is facilitated by our connections with tradesmen, title companies, mortgage companies, and attorneys forged over the last 35 years.

When it comes to marketing your home, a one-size-fits-all approach is ineffective at best. That is why Coastline Realty engages in proactive marketing. In addition to offering open houses that are fully staffed with multiple agents, we will generate an MLS listing that is pushed to all real estate search sites, referrals from out-of-state brokerages, AI profiles of potential buyers for the purpose of targeted marketing, and “nosy neighbor” marketing for open houses, just to name a few. Where appropriate, we use humor to create a buzz and get the market’s attention. These posts are boosted to local and out-of-state markets to increase the potential buyer pool. When appropriate, we use postcards to get the word out about your property in your neighborhood and other target markets. Our use of traditional social media marketing such as “Just Listed/Sold” posts coupled with proactive marketing allows us to cultivate the largest possible pool of potential buyers. Our expertise allows us to determine the best strategy to take your home to market.
At Coastline Realty, we emphasize teamwork, not “teams.” “Teams” have a leader: the superstar agent. Under the superstar are listing agents and selling agents. Often, the priority is selling properties “in-house,” and it may be difficult for outside agents to get access for showings. This limits the number of eyes on your property. Many times, the superstar is not who works your listing. You may never even meet the superstar. We have been in the room when the buyer has commented on whether the agent was planning on coming to the closing to collect their check. It was not a comfortable moment. With Coastline Realty, you get teamwork which means that not only do you work directly with the agent you hire, but you also have the backing of the entire office for last minute showings, open houses, marketing, etc. We all work together with a common goal: to get your property sold at the best possible price and terms no matter where the buyer comes from.
